We own a cinema hall in Varanasi, Uttar Pradesh. It has a spacious 3,000 square meter open area in front, a 1,500 square meter covered building, and 800 square meters of open space surrounding it. We’re considering selling the property.Is it possible to sell the property in parts, like the front open land separately, and the remaining building and cinema hall together? If so, where do we need to apply for permissions? If not, do we still need any permissions before selling the entire property in one go?Also, could we potentially develop a group housing project on this land? We’ve been tenants in this chawl for over 60 years. There’s a dispute with our landlord and the neighboring building over encroached land, ongoing since 2011. The BMC has demolished the adjacent building 5-7 times, each time sending debris crashing onto our roofs, severely damaging our home. I purchased an under construction flat in Bhiwadi from Piyus Builders with a buyback agreement. I took a home loan, and a large portion of the loan was disbursed to the builder. As per our agreement, they were supposed to pay my monthly EMI. They did this for a year, but for the past 7-8 months, they have stopped making payments.
