My tenant hasn’t paid rent for the past two months, despite a month’s notice to vacate. He’s paid a small amount, but refuses to leave. He also hasn’t paid utility bills and the building is under the registrar due to society issues. I locked the flat, but the secretary is asking my brother to unlock it for the tenant. Can the secretary interfere in this? Can I request the tenant to vacate urgently since the building is under the registrar? I need advice.

My tenant in Vikaspuri, Delhi, forged a lease agreement using a company’s letterhead. After our 10-month lease ended, they refused to leave. I took them to court in Tis Hazari, including the company, but the court cleared the company as they confirmed the tenant wasn’t employed by them. The court ruled in my favor, ordering the tenant to pay outstanding rent and vacate by 15th March 2015. The rent was due by 15th January 2015, but they haven’t paid or vacated. I’m planning to file for execution with police assistance. How long can they legally stay in my property despite the court order?
