We bought a spacious 3-storey building 9 years ago with 6 of us, all middle-class folks who invested our life savings. Unfortunately, some tenants refused to leave, haven’t paid rent, and even claim the building is theirs! They have political connections, making things worse. We’ve already paid them 20 lakhs (borrowed money!) to leave, but they haven’t budged. My friends are scared of the lengthy court process, but we’re determined to fight. Do you think filing a case would be beneficial for us? How long might it take?

My property was declared tenanted by the Small Causes Court in 1997. The initial agreement was for 5 years with a rent of Rs. 1200. The agreement expired in 2002, and since then, I haven’t received any rent. I didn’t issue any notice. I filed an eviction suit in November 2012 based on my own requirement and the tenant’s subletting and profiteering. I’d like to know what rent or compensation I’m entitled to for the period between January 2003 and September 2012. What is the legal process involved?
