In India, many landlords prefer 10-month leases to avoid paying property tax. This is because property tax is calculated on an annual basis, and by having a 10-month lease, they can circumvent paying the full year’s tax.

What happens to the tenancy rules after the agreement ends and isn’t renewed? For instance, if the agreement expires in June, does it mean I have to move out by June 30th or by July 30th? Could you explain what the “calendar month” notice period means in this context?

My family and I have been renting a 2-bedroom flat in Chennai for ₹20,000 per month. We paid six months’ rent upfront. Every year, our landlord has increased the rent by ₹1,000. Now, it’s ₹22,000. However, he’s asking for an additional ₹12,000 as advance and wants us to vacate within 10 days. Our 11-month lease expired last month, and we haven’t renewed it. A court in Chennai recently ruled that only one month’s rent can be taken as advance. Can we ask our landlord to return the extra advance we paid? What are our legal options?

My landlord suddenly locked me out of my office, claiming it was his property. We only had a verbal agreement, so I can’t file a police case. What can I do?

My tenant’s lease ended a few months ago, but he refuses to move out even after we filed a police report. He initially asked for more time but is now openly defying us and saying we can do whatever we want. What legal steps can we take to get him out of the house?

We bought a spacious 3-storey building 9 years ago with 6 of us, all middle-class folks who invested our life savings. Unfortunately, some tenants refused to leave, haven’t paid rent, and even claim the building is theirs! They have political connections, making things worse. We’ve already paid them 20 lakhs (borrowed money!) to leave, but they haven’t budged. My friends are scared of the lengthy court process, but we’re determined to fight. Do you think filing a case would be beneficial for us? How long might it take?

Can you share that judgment’s details, like the case number or a link to download it?
