Our family has been living in this building for over 50 years, since 1964. The original tenant passed away, and their grandson is now the sole tenant. He has all the necessary documents in his name, including ration card, Aadhar card, driving license, PAN card, and even the phone bill. The building is slated for redevelopment, and the landlord is demanding a transfer fee for changing the tenant’s name. Is this legal? Can we legally demand a transfer of the rent receipt without paying this fee? We need to act quickly. All parties involved are Hindus.

My tenant signed a lease agreement for my shop in February 2016, ending January 2017. He paid the rent for February, but then his cheques for March, April, and May bounced. After repeated reminders, he deposited â‚¹15,000 into my account. On May 15th, I sent two notices: one asking him to vacate the shop within 30 days for breaking the lease terms, and the other demanding payment for the bounced cheques within 15 days. Our bank lease ended in September 2015. We asked them to renew it, and they agreed verbally but never put it in writing. We sent a legal notice in March 2016, giving them a month to renew or pay a certain amount until they vacated. They then agreed to renew in writing. But, they asked us to withdraw the legal notice, which we did. Now, they’re stalling again. We sent another notice in August 2016 to pay the agreed rent and continue paying until they leave. But, they’re now saying they won’t renew the lease and won’t pay the increased rent. What are our options now?
