My family has been farming this land for over 60 years, passed down from our forefathers. We don’t have any official papers since it was received from the zamindars. However, our uncles are now claiming ownership with documents. We do have a letter from the zamindar acknowledging our family’s tax payments back then, and we also have tax receipts, though they are in my uncle’s father’s name. What can I do to protect our family’s rights to this land? Any advice would be greatly appreciated.

My family owns 20 acres of farmland in Tadimalla village, Nidadavolu Mandal. The government acquired a portion of it under the 2013 Land Acquisition Act. The highest sale price recorded in the Nidadavolu Sub-Registrar office was â‚¹4.5 lakhs. According to Andhra Pradesh government rules, compensation is calculated using the First Schedule. The multiplication factor for rural areas is 1.25. Should the market value be calculated as â‚¹4.5 lakhs multiplied by 1.25 or by 2.25? My land acquisition officer calculated it as â‚¹4.5 lakhs x 1.25 = â‚¹5.6 lakhs, adding a 100% solatium, totaling â‚¹11.2 lakhs. Is this calculation correct?

My friend had a terrible experience with a builder who cheated him. I introduced him to an agent I’ve known for six years, who works exclusively with a builder called M/S.xxx. He booked two office spaces in a new commercial project and paid the full amount of â‚¹45 lakhs by cheque in June 2014. The builder promised completion within 18 months and gave him an allotment letter saying the project would be finished by early January 2016 or his money would be refunded. The builder never started the project, and has only refunded â‚¹2.3 lakhs so far. Now, the builder is asking for receipts for every refund he makes. Is it right to give them receipts?

We’re facing a tricky situation in our ancestral home. A man claims half the house is his. When we checked the city survey records, it listed him as “Sugam Mal, son of Gangabaksh”. However, he also claims to be the son of Sugam Mal, son of Gangabaksh, to justify his claim. We found another house he sold in the same neighborhood in 1978.
