My land in a village has a front facing the rural road. The government recently rebuilt this road, making it straight, and now my land doesn’t touch the road anymore. The new road was built on the other side of my neighbor’s land, and he’s claiming the land between the old road and the new one, which is around 15,000 square feet. I recently planned to sell my ancestral land. I met with a potential buyer at a property agent’s office, and we agreed on a price of 35 lakhs. He gave me a cheque of Rs. 55,000 as a token amount. A week later, my parents advised me against selling and suggested I build a house on the land instead. I contacted the buyer and explained that I couldn’t sell the property anymore. Now he’s demanding double the token amount and threatening legal action, claiming I cheated him. We never signed any formal agreement for the sale.

Back in 1995, my father bought some land in our village using his own hard-earned money. I have a brother and a sister, and my sister’s settled abroad. For the past 5-6 years, I’ve been the sole caretaker of my parents. Recognizing this, my father decided to gift the land to me. He formally documented this transfer in 2012 through a “Settlement Pathiram.” The land title and everything is now in my name. I’ve also built a house on it. My father, before passing away, gifted a large portion of his land and house to my mother and younger brother through a will. My other three siblings agreed to this in writing on stamped paper. Now, this property belongs to my mother. Can she freely give her share to my three siblings through her own will?
