I bought 5 acres of land near Vellore, Tamil Nadu, from a man who inherited it recently (February 2015) after his family divided their ancestral property. He has three sons and wanted to sell the land. We signed a registered agreement where he received an advance and promised to make the sale deed within three months. Now, two and a half months have passed, and he’s not answering my calls. Should I take legal action? Can I pay the remaining amount in court and get the sale deed even though his sons weren’t involved in the agreement?

I’m looking to buy a 1700 sq ft plot (30×60). It’s part of a layout approved around 25 years ago. The seller bought it in 1989 from the original landowner, who gave the power of attorney to someone else. The seller got the ‘patta’ in 2010 and has the original sale deed and a copy of the power deed, but no original or copy of the mother deed. He’s owned the plot since 1989 and there’s no record of any transaction since then in the EC. Is this a safe purchase? Would I be able to get a home loan for this property?

I bought a two-bedroom flat in a Pune suburb (Undri- Pisoli) in August 2012, with a promised completion by December 2013. Since I planned to resell the flat after completion, I didn’t register it. I’ve made almost 90% of the payments, but the builder hasn’t finished some work like installing a lift and the sewage treatment plant. Some families started moving in from November 2015. Now, due to personal reasons, I want to register the flat and get the agreement.
