I’m an MCA, Assistant Professor in Tumkur, Karnataka, working at SIT College. Back in August 2014, my ex-wife (a government medical officer) and I jointly purchased a home for 30 lakhs, registering both of us as owners. We also took out a joint loan with equal EMIs (around 16,000 each, totaling 32,000 per month).We got divorced in August 2016. The court ruled in my favor, preventing her from seeking maintenance due to her government job and assets.Since then, her parents (who were officially recognized as tenants paying 8,000 rupees per month) have stopped paying rent. They’re using their influence to try and force me out of my own home, and shockingly, they stopped paying their share of the loan EMI after the divorce judgment.Attorneys have quoted a hefty court fee of 14.5%, which is about 2.5 lakhs, a sum I can’t afford. Could you please suggest a practical solution that I can manage?

My godown in India is rented to two partners running a flour mill. They started in November 2015, paying Rs. 8,000 per month, excluding electricity. Only one partner signed the agreement, but it wasn’t attested from February 2016. Now, they’re having a dispute and refusing to pay rent. I paid â‚¹8,500 in cash for one month’s rent at my PG, with a witness present. The bathroom had no light for four days and no curtains for six, even though I was given newspapers to use. The landlord is now charging me for the curtains despite my request for heavy curtains on all seven windows (only two in the bedroom have them). I also asked for hot water, even though it wasn’t part of the agreement, as it’s provided to other tenants who pay â‚¹5,000. Now, he’s threatening to evict me tomorrow because I contacted the chief secretary about the situation. He’s also demanding half of the rent for seven days. My commercial property is partially rented to Tata Croma. We agreed with the main landlord, who owns 60% of the property, to receive rent directly from him. However, he hasn’t been paying us our share for the past 5 months, and even then, he pays late. This has been going on for two years. What legal recourse do we have? My tenant signed an 11-month lease agreement four years ago. The agreement has now expired, and he has vacated three out of the four rooms. He’s still occupying one room without a new agreement and has sublet it to someone else. He hasn’t paid rent for this room for the past five months.
