We bought flats in Ankshu Wisteria Apartment (Kodigehalli, KR Puram) from TGR Group Builder (Arvind Reddy). All legal documents like the sale deed, EC, and approvals (A-Khata, BBMP, SBI loan) were in place. However, we recently learned that there are some legal disputes regarding the land where the apartment is built, dating back to 2012. Now, a court has issued an interim order halting the sale of remaining flats. What are the worst possible outcomes for us, the flat owners, if the builder loses the case? We have been living in our flats for the past nine months.

If the builder loses the case, the worst-case scenario is that the ownership of the land and the apartments could be transferred to the rightful owner. This could lead to you being evicted from your flats and losing your investments, as the sale deed might be deemed invalid. While you have been living in the flats for nine months, this doesn’t guarantee your continued ownership if the builder’s title to the land is challenged successfully.
