Ram should file a suit for declaration and injunction against Mohan to establish his ownership rights based on the registered sale deed. He can also file a police complaint against Mohan for forgery if he can prove the old deed is fake. A court can examine the evidence and issue a ruling based on the validity of the deeds and possession history.
