My mom and I live in a small apartment, which was owned by my late grandfather. My grandmother is also deceased, and my mom is their only child. She has two kids – my married sister who lives with her husband, and me. I want to transfer the property jointly in our names, and my sister has given her consent. The landlord wants money for this transfer. Should I pay him? Can I transfer the house directly in my name as her son? What are the steps involved? Do I need to officially register the transfer with the government?

As your grandfather’s sole heir, your mother inherited the property. You can transfer the property jointly with your mother and sister through a registered deed of transfer. Since the landlord is not the owner, you are not obligated to pay him for the transfer. You cannot directly transfer the house in your name as her son; you must involve your mother and sister in the process.
