My mom and I jointly owned a house in Delhi. We named my sister as the nominee. Sadly, my mother passed away in 2010. Soon after, my sister moved into the house without consulting me. She already owns a home in Rajouri, while I rent in Pune. I want to sell the Delhi house to buy a place here in Pune and offer her a fair share of the proceeds. But she refuses to move out. What can I do?

As you jointly owned the house, your mother’s passing means you inherit her share. Your sister, as nominee, has no legal claim to the property. You can file a suit for partition and possession in a Delhi court to legally establish your right to the property and compel your sister to vacate.
