I recently paid a token amount (bayana) to buy a property, but my loan application has been rejected because of a missing document. The seller can’t provide this document, and the agreement deadline is just a week away. I’ve been trying to reach him for over 10 days, but he’s not responding.
I’m worried I won’t get my token money back. What legal steps can I take? What kind of messages or calls can I send to document the situation, in case I need to take legal action? Also, the seller wanted some payment in cash, but I only paid the registry amount by cheque due to the demonetization situation. Will this affect my claim for the token amount?

You can issue a legal notice to the seller, demanding the return of the token amount due to their inability to fulfill the agreement terms. Send this notice via registered post or courier for proof of delivery. Document all attempts to contact the seller, including calls and messages, and save copies of these communications. While the mode of payment for the registry amount may be a factor in a dispute, it’s unlikely to directly affect your claim for the token amount.
