I booked a flat after paying a ₹9 lakh booking amount. My lawyer, while reviewing the legal documents, found some issues and advised me to cancel the booking. The builder is now offering to refund the booking amount, but they are deducting 10% plus service charges and VAT. Can I get my full booking amount back without any deductions?

Under Indian law, a builder can deduct only genuine expenses incurred for work done before cancellation. A 10% deduction plus service charges and VAT may be unreasonable, especially if no substantial construction has begun. You should consult with your lawyer to negotiate a fair refund or consider legal recourse if necessary.
