Back in 1995, my father bought some land in our village using his own hard-earned money. I have a brother and a sister, and my sister’s settled abroad. For the past 5-6 years, I’ve been the sole caretaker of my parents. Recognizing this, my father decided to gift the land to me. He formally documented this transfer in 2012 through a “Settlement Pathiram.” The land title and everything is now in my name. I’ve also built a house on it. My question is: Can my father legally claim a share of the land now? Was it mandatory for all family members, including my brother and sister, to sign the Settlement agreement?

Under Indian law, a father can gift property to a child, and the transfer through a “Settlement Pathiram” is generally valid. However, your father’s right to claim a share in the land after gifting it is unlikely, as he willingly relinquished ownership. The presence of your brother and sister’s signatures on the agreement was not mandatory, as it was a gift to you specifically.
