We purchased 3 acres of land. The survey number shows 4 acres, but a road was built on one acre. We agreed to buy the remaining 3 acres. However, the sale deed has an error, incorrectly mentioning our neighbour’s name instead of the road as the eastern boundary. Now, after 25 years, the seller claims ownership of the land including the road, occupying one acre. Can you advise us on the legal options available?

You can file a suit for rectification of the sale deed to correct the eastern boundary to reflect the road. Additionally, you can seek a declaration of title for the 3 acres you purchased, as your possession for 25 years can establish adverse possession, negating the seller’s claim.
