Namaste! I’m planning to buy a 1000 sq ft plot in Chennai. It’s part of a larger 3000 sq ft land that the owner wants to sell off in sections. He hasn’t officially subdivided the land yet, but wants me to register and then subdivide it myself. He assures me the plot has building approval. My concern is, is it safe to buy a plot that isn’t subdivided and then subdivide it later? Will this cause any issues in the future?

It’s not advisable to buy an undivided portion of land. While you can technically register it, future issues like getting a building permit or selling the plot could be challenging as you’ll need to involve the original owner and ensure all legal requirements for subdivision are met. You may face legal complications and delays.
