My grandfather, who owned 5 acres of land in Bihar, passed away in 1994. My grandmother followed in 1999. His 6 siblings, including my father who unfortunately died in 2002, inherited the property. Now, my mother and her 3 siblings are listed as owners on the land records. What are the steps we need to take to divide the property fairly and amicably among all of us?

You will need to initiate a partition suit in the appropriate court in Bihar. This suit will allow the court to determine the share each heir is entitled to and formally divide the property. A mediator can be appointed by the court to facilitate an amicable settlement, but ultimately the court will decide the division based on applicable inheritance laws.
