My father was the youngest of three brothers. His two elder brothers live in our village with their families. In 1991, they divided the family land in front of the village council. I’m not sure if this division was officially registered. My father received a share of 12 acres of farmland. How can I legally transfer this land to myself or my mother?

Under Indian law, you can transfer the land through inheritance by obtaining a succession certificate after your father’s death. Alternatively, you and your mother could receive a gift deed from your father during his lifetime, but this would require registration under the Indian Registration Act.
