My family bought a flat in Chennai 20 years ago. We didn’t realize at the time that the sale deed wasn’t registered, although the sale agreement was. It’s not showing up in the EC. We’ve been paying property taxes, water, and electricity bills in our name for all these years. The builder is nowhere to be found. What steps do I need to take to get the sale deed registered in my name? Any guidance would be greatly appreciated.

You need to file a suit for specific performance against the builder in a civil court in Chennai, seeking a court order compelling the builder to execute and register the sale deed in your favor.
