You can’t legally cancel the rental agreement simply because the tenant stopped payment on the security deposit cheque. However, you can pursue legal action to recover the deposit amount and any rent due, and potentially terminate the agreement for breach of contract based on the tenant’s failure to pay. You should consult with a lawyer to understand your specific legal options and proceed accordingly.
