I own a piece of land and entered into a development agreement with a builder in 2005. The builder constructed 18 flats and 6 shops on my land and gave me 2 flats and 1 shop in return. I only received a possession letter and haven’t yet transferred the ownership of these 2 flats and 1 shop to my name. The builder paid the stamp duty on the development agreement and continues to pay the property tax and electricity bills. I’m worried about the legal implications of this situation, especially if I want to sell one of the flats. What steps should I take to clear the title and ensure a smooth sale?

You need to register the development agreement and the conveyance deed for the flats and shop in your name. This will clear the title and allow you to sell the flat legally. Consult a lawyer to draft and register these documents and ensure compliance with applicable laws and regulations.
