I bought a plot in 1998 but haven’t registered it yet. I’ve built a house on part of it, but another part is still empty. The plot is included in the gram panchayat records, I have a house number, and I pay taxes, water bills, and electricity bills. I have all the original documents from the previous owner and a sale agreement on stamp paper from 1998. I also have an ownership certificate from the gram panchayat.
How can I register the plot and get a bank loan? Could the previous owner have any legal claims? If they filed a case, would it be valid?

You can register the plot by applying to the Sub-Registrar’s office with the necessary documents. While the previous owner’s legal claims would be limited given the sale agreement, a court case could be filed. However, your possession, construction, and payments would be strong evidence in your favor.
