In India, it is illegal to sell land you don’t own. The registry office should verify ownership before registering a sale, but mistakes or fraud can occur. You can pursue legal action against the seller to recover your money, potentially through a civil suit seeking compensation for fraudulent misrepresentation and/or a criminal complaint for cheating and forgery.
