Hi, I’m planning to buy a flat that’s ready in December. The builder wants 35% of the price upfront, and says they’ll register it in my name when I get the keys in December. Is this a fair deal?

This arrangement isn’t advisable as per Indian laws. While a builder can ask for an advance payment, they’re legally obligated to register the property in your name upon completion of construction and receiving payment.
It’s crucial to get the property registered in your name before making the full payment to protect your interests and prevent any potential issues.
