Our bank lease ended in September 2015. We asked them to renew it, and they agreed verbally but never put it in writing. We sent a legal notice in March 2016, giving them a month to renew or pay a certain amount until they vacated. They then agreed to renew in writing. But, they asked us to withdraw the legal notice, which we did. Now, they’re stalling again. We sent another notice in August 2016 to pay the agreed rent and continue paying until they leave. But, they’re now saying they won’t renew the lease and won’t pay the increased rent. What are our options now?

You have a strong case as the bank verbally agreed to renew the lease and subsequently confirmed it in writing. Despite withdrawing the initial legal notice, their refusal to pay the agreed rent and vacate constitutes breach of contract. You can now file a lawsuit to enforce the lease agreement, seeking eviction and payment of rent arrears.
