My commercial property is partially rented to Tata Croma. We agreed with the main landlord, who owns 60% of the property, to receive rent directly from him. However, he hasn’t been paying us our share for the past 5 months, and even then, he pays late. This has been going on for two years. What legal recourse do we have? Can we send a legal notice to Tata Croma as well, since they aren’t cooperating with us and aren’t paying directly?

You can pursue legal action against the main landlord for breach of contract and non-payment of rent. You can also send a legal notice to Tata Croma, informing them of the situation and requesting them to pay rent directly to you, as per the lease agreement, as they are aware of the ownership structure and your rights.
