My builder got DTCP approval for a project with 50+ apartments. I booked a 2BHK+1 Study room based on their floor plan. But the DTCP approval only mentions a 2BHK, treating the Study room as an extended living room. The builder says they can build the Study room even though it’s not in the approved plan.
Should I be worried about this? Is it a violation of the DTCP approval? Could it cause legal problems after I buy the apartment? What plan should my construction agreement (and UDS registration) highlight to ensure the builder delivers the apartment as promised?

Yes, this is a violation of the DTCP approval as the study room is not included in the approved plan. This could create legal problems in the future, including issues with resale and property taxes. Your construction agreement and UDS registration should clearly state the apartment’s configuration as 2BHK + 1 Study room, even if the DTCP approval only mentions 2BHK.
