My family booked a flat in Bhiwadi with a builder back in 2013. We’ve paid 20% of the price, but construction hasn’t even begun! The builder keeps saying they’ll start “next month,” but nothing happens. We finally signed an agreement in late 2014, which promised completion within 4 years, plus a one-year grace period. The problem is, no bank will give us a loan for this project. We’ve asked the builder to return our money since we no longer want the flat, but he’s refusing and insists he’ll build it. What can we do in this situation?

You can file a consumer complaint with the Consumer Forum seeking a refund of your investment, compensation for the delay and mental agony, and legal costs. Alternatively, you can approach the Real Estate Regulatory Authority (RERA) for redressal as the delay exceeds the promised timeframe, and RERA has the power to order refund or other remedies.
