My builder and I signed a contract to buy a flat, including the land and construction. However, the final property deed shows a smaller share of the land than I expected. Can I get a refund from the builder? Some of my neighbours already registered their flats without noticing this discrepancy. Do they have any legal recourse?

Under Indian law, you can seek a refund or compensation from the builder for the discrepancy in land share, as the deed does not match the contract. Your neighbours may also have recourse, depending on the specific terms of their contracts and the extent to which they were aware of the discrepancy. Consulting a lawyer is advised for both you and your neighbours.
