I booked a flat in August 2016, in a pre-launch project, paying the full amount upfront. The project was supposed to start last year, but it’s still not underway. They’ve now informed me that my allotted flat isn’t available and they want to give me a different unit in the same project. I’m unhappy with their service and the project itself. Can I ask for a full refund? If they refuse, what are my options to get my money back?

Under Indian law, you have the right to seek a full refund if the builder fails to deliver the promised flat. You can file a complaint with the Real Estate Regulatory Authority (RERA) or approach the consumer forum for redressal. If they refuse, you can also file a civil suit in court to claim your refund.
