My tenant has refused to pay the remaining rent after moving into the ground floor of my house. We had a two-year lease agreement with a 3 lakh advance and the remaining 1 lakh due after a month. Now, they are refusing to pay and are even threatening me. I’ve given them two weeks to vacate, but they haven’t moved out. I’m worried about their violent behavior and want to get them out quickly. I’m willing to return the advance payment. My friend studying law suggested filing a police complaint. What should I do to get rid of this tenant as soon as possible?

While a scuffle involving minor injuries can be reported to the police, it likely falls under the category of a minor offense. If both parties sustained injuries, it’s likely to be seen as a mutual fight, potentially leading to a compromise agreement. However, if the police deem it necessary, both parties may be investigated and could face charges depending on the severity of the injuries and the nature of the altercation.
