My grandfather leased out a piece of land to a tenant with a registered lease agreement. Now, the government wants to acquire that land for a new road. The tenant claims ownership based on the lease agreement and a land receipt. Who is entitled to the compensation from the government, and how can this dispute be settled quickly at the Collector level? Also, where can I find the 1956 Zamindari Abolition records if they aren’t at the Collectorate? I need to verify the land ownership details for this land.

Under Indian law, the owner of the land, your grandfather, is entitled to the compensation from the government. The tenant’s lease agreement and land receipt only establish a tenancy right, not ownership. The dispute can be settled quickly by approaching the Collector with a joint application by both parties, seeking an amicable settlement and compensation division. If the 1956 Zamindari Abolition records are not available at the Collectorate, you can try the State Archives or the concerned Land Records Department.
