In India, you must first issue a legal notice to vacate. If the tenant doesn’t comply within the stipulated time, you can file an eviction suit in a civil court. The court will then issue an order for eviction if it finds the case valid.

My family and I have been renting a 2-bedroom flat in Chennai for ₹20,000 per month. We paid six months’ rent upfront. Every year, our landlord has increased the rent by ₹1,000. Now, it’s ₹22,000. However, he’s asking for an additional ₹12,000 as advance and wants us to vacate within 10 days. Our 11-month lease expired last month, and we haven’t renewed it. A court in Chennai recently ruled that only one month’s rent can be taken as advance. Can we ask our landlord to return the extra advance we paid? What are our legal options?

I recently signed a rental agreement with two owners, each responsible for half the rent. Now they’re asking for the full rent to be paid into one account. Can I simply get a No Objection Certificate (NOC) from both owners to make this change, or do I need to amend the registered agreement?
