We rented out our house and took a two-month advance. The tenants requested several changes we couldn’t accommodate. Now, after just 15 days, they want a full refund. We lost money due to their delay. Should we pay the full advance or deduct the rent for the 15 days they stayed? They never signed an agreement.

In India, even without a signed agreement, the tenancy is governed by the law. You can deduct the rent for the 15 days the tenants occupied the house, but you’ll need to justify the deduction and provide evidence of your losses caused by their delay.
