My shop has been rented out for the past 30 years. The tenant has always paid rent, but it’s now far below market value (only Rs.150 a month!). What’s the most straightforward legal way to either get them to vacate or pay a fairer rent? Any advice would be greatly appreciated!

Under the Rent Control Act, you can approach a Rent Control Tribunal to seek a fair rent increase. However, the Tribunal considers factors like the rent history and prevailing market rates. Alternatively, you can negotiate with the tenant directly to either raise the rent or agree on a mutual termination of the tenancy.
