Yes, you can obtain a registered lease agreement with the tenant. You need to apply to the court for guardianship of your father’s property based on his medical condition. The court, upon proving your father’s disability and your right as the sole son, can appoint you as the guardian. With a court order appointing you as the guardian, you can legally execute a registered lease agreement with the tenant.
