I signed a 10-month lease agreement for ₹5,500 per month, starting January 2016 and ending November 2016. The landlord agreed to pay for painting the room upfront, but then demanded January and February’s rent together after the unsatisfactory painting job. I paid rent each month as agreed, and then requested basic repairs like fixing the water tank, door, and leaky pipes. He ignored my requests and said he’d pay me at the end of the agreement along with my deposit. Now he claims I owe a month’s rent and wants to cheat me out of my deposit.

Under Indian law, the landlord’s demand for January and February’s rent together is unjustified. Additionally, your landlord’s failure to undertake necessary repairs and his attempt to withhold your deposit are violations of the lease agreement and tenancy laws. You can file a complaint with the Rent Controller or Consumer Forum to resolve the dispute and seek compensation for the landlord’s negligence.
