Can a mother grant consent for selling a property registered in her and her two children’s names, if one child is mentally challenged?

Under Indian law, a mother can’t solely consent to selling property jointly owned with her children. Consent from all legal owners is required, even if one child is mentally challenged. A guardian appointed by a court would need to represent the challenged child’s interests in the sale.
