I’m planning to buy a flat in Noida Extension. A marketing company is saying they can negotiate with the builder for a suitable unit, but they’re asking for a ₹50,000 cheque upfront to start negotiations. They promise to return it within two days if a unit isn’t available or if I decide not to buy. They also say I can stop the cheque online at any time. What are the legal implications if I stop the cheque?

Stopping the cheque after issuing it could be considered breach of contract, as you’ve agreed to pay the marketing company for their services. They might pursue legal action to recover the amount, especially if they can prove they incurred expenses while trying to negotiate on your behalf. It’s advisable to avoid issuing such cheques and instead opt for a transparent agreement detailing the services and fees involved.
