My family bought a 4,500 square foot plot of land in a village thirty years ago. The original owner, who owned the entire area, included a 20-foot wide road access in our property deed. This was done for two other families who bought land from the same owner. He had no land left after these sales. But, surprisingly, land records still show 1,200 square feet in his name.

Recently, the original owner sold this 1,200 square feet of “road access land” to a property dealer. They even signed a registered agreement! This dealer is now trying to build on my plot, claiming ownership. What steps can I take to get this agreement cancelled? How do I get the land records corrected and prevent this 1,200 square feet from being transferred to the dealer’s name?

You can file a lawsuit against the original owner and the property dealer to challenge the validity of the sale agreement. You can also file a complaint with the concerned land records authorities to get the records corrected, highlighting the fact that the land in question was designated as road access and is part of your property deed.
